Case Study: Hayfield Homes, Gotherington

  Client: Hayfield Homes

  Project: Gotherington, Gloucestershire

  Size: 6.27 hectare, 50-unit scheme

About the project:

Hayfield Homes commissioned M-EC to support various technical elements for a Reserved Matters Planning Application on a 50-home development in the village of Gotherington, Gloucestershire.

The 6.27-hectare development, which will be fossil-fuel-free and achieve the gold standard for energy efficiency, will deliver a range of two, three and five-bedroom homes.

M-EC were instructed to support various technical elements for this scheme, which included:

  • A drainage viability layout and drainage statement
  • Engineering viability: cut & fill analysis and levels & retaining measures
  • Highways tracking and statement.

Working from previous ground investigation results, the drainage strategy could not use infiltration SuDS on the site as it was not viable due to the limited infiltration rates. As a result, the team proposed attenuation of surface water runoff within the site. The strategy is to collect and convey flows from the developable areas to the site’s southwest corner. Flows will then be attenuated onsite via an open pond before being discharged at greenfield rates into Dean Brook.

The transport team provided pedestrian and vehicular provision, highway design, key design criteria, and a road safety audit findings and response. The access road had a proposed narrowing once into the development area, and the pedestrian access was achieved by the addition of two 2-metre wide footways to the entrance of the site. A range of additional connections to surrounding roads and the public right of way to offer better links to surrounding areas.

The team at M-EC are looking forward to following the progress of this development and wish Hayfield Homes all the best with their application.
