About the project:
Bosworth Garden Company commissioned the M-EC team to provide a comprehensive range of expert technical services for the planning application of a new garden centre off the A6 in Irthlingborough. This project has since received unanimous planning approval.
Our involvement spanned various aspects, including Phase I and II ground investigations, transport assessments, and lighting advice. The Geo-Environmental team conducted a combined Phase II and II Ground Investigation of the garden centre and its associated greenhouses and polytunnels. While the investigations progressed smoothly, we encountered evidence of localised limestone extraction, requiring careful consideration regarding potential impacts on foundation design and ground gases arising from backfill material.
In response to this challenge, we produced a meticulous foundation zonation plan, clearly delineating areas where traditional foundations were appropriate and where variable Made Ground was likely beneath the greenhouses and polytunnels. Although no significant contamination issues were detected, the area's elevated carbon dioxide and radon classification necessitated the implementation of gas protection measures.
The Transport team played a crucial role by conducting an in-depth assessment for planning purposes. We used industry-standard junctions 9 modelling software to ensure that the junction had sufficient capacity to accommodate the development. Our analysis confirmed that the project would have a negligible impact on the highway network during busy periods over the weekend. Additionally, to cater to safe pedestrian movement, we proposed the construction of a new footpath along the A6 carriageway, along with an uncontrolled dropped kerb crossing featuring a pedestrian refuge island.
To accommodate traffic flow and accessibility, we undertook swept path analysis, guaranteeing that the development layout was suitable for both refuse vehicles and articulated lorries, allowing them to enter, turn, and exit the site with ease and in forward gear. The collaboration with local authorities was paramount in ensuring proper lighting around the development's junction. Our M-EC lighting team effectively liaised with the local council to address any potential concerns and mitigate any issues.
Overall, the M-EC team's comprehensive approach and expertise were pivotal in securing planning approval for the garden centre project. Our dedication to technical excellence and seamless collaboration among various teams resulted in a successful outcome that will positively impact the local community and economy.
