About the project:

M-EC was commissioned to provide a comprehensive range of technical services aimed at facilitating the planning application for a development project involving 21-holiday homes on farmland located off Moorbarns Lane, Lutterworth.

One of the critical services offered by M-EC was the acoustic assessment, which sought to evaluate the potential impact of surrounding noise on the proposed development and also to determine the noise generated by the project itself. Following meticulous measurements of sound levels, the development was found to be acceptable from a noise perspective, provided that a well-designed acoustic plan was implemented. Our team of acoustic specialists suggested effective mitigation measures, such as employing sound reduction techniques through specific glazing and standard ventilation systems.

Additionally, the issue of overheating was taken into account, and the assessment was conducted in accordance with the stringent criteria set by AVOG (Acoustics, Ventilation, and Overheating Group) and ADO (Assessment of Overheating in Homes). As per the findings, it was concluded that the simple measure of keeping windows open would suffice to counter overheating concerns, eliminating the need for further acoustic considerations at the site.

In parallel, our Transport team was tasked with providing essential reports and designs to address potential transportation impacts resulting from the development. This comprehensive approach included a transport statement, travel plan, and access design. These efforts were pivotal in addressing previous concerns raised by the council during an earlier planning submission. As a result of our detailed review and subsequent adjustments, the Councilors were not only swayed to support the scheme but also voted unanimously in favour of it. Councillor for Kibworth, Simon Whelband, the Conservative Councillor for Kibworth, said during the discussion: “I support this scheme, I think the applicant has done enough to address the highway concerns, and I have no issues with it.”
