Planning approval secured for Blagdon Inn residential conversion

 

Planning permission has been granted for the change of use of the former Blagdon Inn at Devon Hills Holiday Park, Totnes Road, Paignton, into a residential development comprising seven apartments.

 

The proposals include five new apartments at ground floor level alongside two existing apartments at first floor level, with only minor alterations to window and door openings. The site sits within a predominantly rural setting, bordered by woodland, holiday lodges and The Hive Leisure Club & Café.

MEC was commissioned by Haulfryn Group Limited to undertake an Acoustics Technical Report in support of the planning application. The assessment considered potential noise sources, including nearby leisure uses and limited road traffic on Totnes Road, alongside the site’s existing ambient environment.

Detailed environmental noise monitoring confirmed that the sound environment is largely influenced by natural sources, with commercial and traffic noise contributing minimally. Where appropriate, mitigation measures were identified to ensure future residents benefit from good internal acoustic conditions. These include standard double glazing and window-mounted trickle ventilation, which were demonstrated to comfortably meet national guidance for internal noise levels without the need for complex acoustic treatments.

The assessment concluded that, with the recommended measures in place, the site is well suited for residential use from an acoustic perspective.

MEC worked closely with Lambe Planning and Design to support the planning process and successfully secure approval for Haulfryn Group Limited.
