MEC supported Bloor Homes with environmental assessments for a 230 unit residential development on land north of Fradley Lane in Fradley, Staffordshire.
The site sits close to existing transport infrastructure and established residential areas, meaning potential impacts from noise and air quality needed to be carefully assessed as part of the planning process. Our Acoustic and Air Quality team were appointed to provide specialist environmental input to understand the existing conditions on site and to support the design team in preparing a robust planning submission.
The acoustics work included an environmental acoustic survey to establish the existing noise climate around the site. Using this data, we assessed how noise from nearby roads and surrounding activities could influence future residential amenity. The assessment also considered appropriate mitigation measures where required to ensure future homes would achieve suitable internal and external noise levels in line with national guidance.
Alongside this, we prepared an air quality assessment to review existing local air quality conditions and evaluate the potential impact of the development. The assessment considered traffic generated by the scheme, as well as potential construction dust impacts during the build phase.
The assessments provided the technical evidence required to support the planning application and helped demonstrate that the site can be developed for residential use while maintaining acceptable environmental conditions for future residents.
Through early environmental input and clear technical analysis, we helped the project team understand potential constraints and identify practical solutions to support the development proposals. Planning was approved with a unanimous decision
