Planning permission secured for two Worcestershire developments

Client: Bengeworth Property Investments Ltd (working with Asbury Planning and EXI Group
Sector: Retail
Location: Worcestershire - Redditch & Evesham
Disciplines:  Lighting

Project Overview

MEC’s lighting team was pleased to support Bengeworth Property Investments Ltd working with Asbury Planning and EXI Group, to secure planning permission for the conversion of two retail convenience stores within Worcestershire. Our expertise ensured that lighting solutions met both regulatory requirements and the needs of the surrounding residential communities.

Project Background

The project involved two distinct sites:

  • Redditch: A former Indian restaurant is set to be converted into a 3,000 sq. ft. retail unit with an additional 1,000 sq. ft. store.
  • Evesham: A disused commercial building will be repurposed into a 2,777 sq. ft. retail space, including a 1,292 sq. ft. back-of-house store, as well as car parking with EV charging and a plant compound.

Both sites are situated in close proximity to residential areas, necessitating careful consideration of lighting impacts to ensure compliance with planning and environmental standards.

Overview of MEC Services

MEC were commissioned to conduct lighting surveys and provide expert guidance on appropriate lighting solutions. Given the residential context, it was essential to develop lighting strategies that minimised disruption while maintaining necessary illumination levels for safety and operational efficiency and giving consideration to surrounding ecology.

Outcome

MEC developed tailored lighting designs for both sites, balancing the need for adequate visibility in line with environmental and regulatory constraints. Our approach ensured:

  • Compliance with relevant planning and environmental guidance.
  • Mitigation of potential adverse effects on nearby residents.
  • A safe and effective lighting solution that meets operational requirements.

By integrating technical expertise with a sensitivity to local community considerations, MEC successfully supported Asbury Planning in achieving planning approval for both developments.

Nathan Allen, Associate Lighting Consultant at MEC, commented: “We were delighted to support Asbury Planning, on these projects. With both sites situated near residential areas, it was essential to develop lighting solutions that provided the necessary illumination while minimising any impact on the surrounding community. Our designs ensured compliance with planning requirements and delivered a practical, sustainable lighting strategy for each location.”
