Overview
MEC were commissioned by Taylor Wimpey to support the development at Ratby Lane, Markfield, by providing a Utilities Statement, Utilities Assessment, and Utilities Constraints Plan to support the planning application.
The outlined planning application is to construct up to 135 dwellings, amenity space, areas for outdoor play, landscaping, and all associated infrastructure.
Overview of MEC Services
MEC carried out a comprehensive Utilities Assessment to establish whether the existing infrastructure could support the proposed development and to identify any constraints that could influence the planning or design process. By engaging with the relevant utility providers and reviewing available network capacity, the team provided Taylor Wimpey with an informed view of servicing requirements at an early stage.
The Utilities assessment determined that capacity was available for the overall development. It was confirmed that there was adequate capacity for clean water to be provided by Severn Trent Water, without the requirement for reinforcements.
It was also confirmed that there is capacity for Gas provided by Cadent and electricity provided by the National Grid Electricity Distribution. Whilst there was no need for reinforcements, a new electricity connection would be required to serve the development.
In addition, the utilities assessment also highlighted that there is a great choice of connectivity across telecoms services.
