Overview

MEC was appointed by Rosconn Group Ltd to deliver Geo-Environmental and Utilities assessments in support of the outline planning application for land at Stratford Road, Hockley Heath. 

The site has since secured outline planning permission for up to 80 new homes, alongside landscaping and associated infrastructure. Predominantly undeveloped land, the site also includes two existing residential properties, which will be demolished to facilitate access from Stratford Road. 

Overview of MEC Services

Geo-Environmental

The Geo-Environmental team undertook a Phase II Ground Investigation to determine the ground conditions and investigation potential sources of contamination. 

 The assessment concluded that overall environmental risks are low, including the risks associated with potential soil contamination, asbestos, and ground gas generation. 

 The ground conditions were confirmed to be suitable for traditional strip/trench fill foundations, with a potential requirement for localised enhanced foundations. Deeper boreholes were recommended to facilitate further investigation and influence design stage detail. 

Utilities

Our Utilities team assessed the current infrastructure of the site to determine whether the development could be serviced and to identify any constraints that could influence the layout. 

The assessment confirmed that clean water and electricity could support the development without the need for reinforcement works. We also reviewed potential diversion requirements for the existing infrastructure and identified sewer networks  running within the site, all of which were considered as part of the development strategy and providing evidence to support the sale and ultimate delivery of this site.  

Outcome

Although the site is predominantly undeveloped land, it was important to understand the Geo-Environmental conditions and existing utility infrastructure at an early stage to support a deliverable layout. 

Working collaboratively with the wider project team, MEC provided the technical evidence needed to support the planning application, helping to secure a resolution to grant outline planning permission. We look forward to seeing the development progress through its next stages.
