Overview
MEC were commissioned by Taylor Wimpey to provide the technical support required to support the development of up to 295 homes alongside community sports facilities, parking and public open space.
The site currently comprises of green fields and is bounded by agricultural fields, industrial units, and residential suburbs.
Overview of MEC Services
The team carried out a Lighting Impact assessment to discharge a planning condition which required a lighting design for biodiversity and light pollution. The process involved liaising with the project ecologists to identify areas on site that are sensitive for light-sensitive species, and identifying nearby residential properties. Following this, a lighting design and strategy were completed, which considered how lighting on-site should be situated and specified to mitigate light spill into ecologically sensitive areas, and to reduce light intrusion into nearby residential properties alongside skyglow.
Outcome
The assessment determined that with the proposed development plan, light intrusion and skyglow will not exceed the recommended ILP pre and post-curfew criteria. Following consultation with project ecologists, it was determined that although light levels will be higher where the road intersects proposed dark corridors, mitigation can be implemented as ‘hop-overs’ to allow the continued commuting and foraging of bats along these routes.
